What luxury buyers are looking for in 2026

12 March 2026 · 3 min read

Natural light, indoor-outdoor flow, and neighbourhood walkability now outweigh square metre count for many premium purchasers.

The profile of the luxury buyer has shifted subtly but meaningfully. Where once sheer size dominated decision-making, today's purchasers are asking a different question: how does this home feel to live in?

Natural light, seamless indoor-outdoor connection, and quiet, walkable streets are consistently ranking above raw floor area. Home offices with harbour glimpses, chef's kitchens that open to entertaining spaces, and secure parking for multiple vehicles remain non-negotiables in the premium segment.

Sustainability credentials (solar, insulation, heating efficiency) are increasingly part of due diligence conversations, even at the top end of the market. Buyers are thinking in decades, not seasons.

If you're preparing to sell, these preferences should inform staging, photography, and how your home is positioned in marketing materials long before the first open home.
