High-end suburbs continue to see strong enquiry, with limited stock keeping competition focused among qualified buyers.
Auckland's premium property market entered the first quarter of 2026 with measured confidence. While broader economic commentary remains cautious, suburbs such as Remuera, Herne Bay, and Ponsonby continue to attract serious buyers who prioritise location, architecture, and long-term value over short-term speculation.
Stock levels remain constrained in the $2M+ segment, which has kept list-to-sale ratios healthy and reduced the need for extended marketing campaigns on well-presented homes. Properties that arrive to market properly priced and beautifully staged are still achieving strong results within three to four weeks.
Off-market activity has also increased, particularly among vendors who prefer discretion. For sellers, this means the right agent network and buyer database matter as much as public advertising, a trend we expect to continue through the winter months.
For buyers, patience and preparation remain essential. Pre-approval, clear criteria, and local knowledge are the difference between missing an opportunity and securing the right home at the right terms.
